1. Think Like a Tenant
Even though you are the property manager and not a tenant, you should learn to think like a tenant. In other words, you need to understand how they see things, what their motivations are, how they might perceive certain decisions and directives, and what they expect from their property manager. In short, you need to be able to empathize. If you can do this, you’ll be better able to relate to those you are responsible for serving. It’ll make your job easier, too.
2. Focus on Customer Service
If you get #1 down pat, you won’t have much, if any, difficulty achieving #2. Being able to juggle multiple projects at the same time and to get them completed on time and on budget is great. But that’s not enough. You’ll also need to focus on providing good customer service. Of course, this might sometimes be difficult at times when tenants are difficult or confrontational. But, for the most part, your providing good customer service will make for a better property manager-tenant relationship.
3. Communicate
Tenants will be looking to you for the information they need about what’s going on. So if there’s a project coming up, let them know. But letting them know the start date of the project is not nearly enough. You also need to let them know how long the project will take, what inconvenience the project might cause them, whom they can contact if they have any questions or concerns, and other things of this nature. By keeping them in the loop, you’ll reduce the odds of miscommunication or non-communication. Keep the line of communication open, and encourage your tenants to communicate anything they want you to know.
